Property Inspections and Preparations

  • Assess the condition of the property, provide recommendations to maximize its market value, and assist you in the process
  • Internal and external inspections cover: color and "show ability" - first impressions of the property, cosmetic elementsof the physical structure(s), and landscaping, grounds & parking areas
  • Advertise/ market your property on the internet, posting signs, and other no-cost options

Maintenance and Operations

  • Design of preventative maintenance program and resolution plan for serious non-routine maintenance needs
  • Move-in & move-out inspections on each unit
  • Yearly documented property inspections (additional one time fee)
  • Keep you and tenant(s) notified of all important changes
  • Online trackable and soft copies of all invoices, financial reports and critical documents.
  • Keep a visual watch on your property

Finance and Administration

  • Administer accounts payable/receivable and delinquent assessments
  • Facilitate on-line access to Balance Sheets, Income Statements, Property Analysis reports

Tenant Relationship Management

  • Show your property to prospective tenants
  • Qualify tenants through a detailed application process: credit checks, references, income requirements, work history, rental history 
  • Rent collection and any necessary eviction proceedings
  • Provide 24x7 routine and emergency maintenance support
  • Provide friendly, bilingual staff (Spanish)

Management Service Fees

  • One time set up fee per property of $200; $50 per additional unit
  • Fee covers property preparation (including interior and exterior walkthroughs), welcome letters to new tenants, inventory of all keys, property database set-up, creating a list of recommended/ required repairs, and more

Monthly management fee is 10% of money collected - If you don't get paid, we don't get paid!
